Why are there so many types and grades of paint and why apply 2 coats?

Regal Painting is about leaving you with something to feel good about for a long time. That is why we always recommend and specify high quality paint. No matter what the project is. The difference in cheap paint vs quality paint comes down to many things but most importantly, longevity.

Cheap paint or applying 1 coat may look just as good as a high quality paint with 2 full right after it’s done, but it certainly won’t stay that way for long. Quality paint combined with 2 coats will look like it was freshly painted for many years if properly maintained. We expect the paint job we provide you to “look good” or relatively “fresh” for roughly 10 years but it may very well last much longer than that depending on exposure and color selections.

What's your process for exterior painting?
  • Cleaning – All surfaces designated to be painted will be safely cleaned by mechanical washing and the use of biodegradable mildewcides.
  • Scraping – Loose and flaking paint will be scraped down to a firm surface and edge. Uneven layers and edges may be noticeable and can be sanded smoother for an additional charge.
  • Priming – All raw or bare wood and any other raw materials that require priming will be prepared with high quality stain blocking and adhesion primers.
  • Caulking – All previously caulked areas at siding, trim, and windows will be inspected and repaired as needed with high quality elastomeric caulking.
  • Masking – All items and areas that are not designated to receive paint will be properly protected from overspray by use of masking tape, paper, plastic, drop clothes, etc.
  • Painting – All areas designated for painting will receive 2 full coats of finish paint, allowing proper dry time in between each coat. Rough or course surface areas will be back-rolled or back-brushed to ensure proper application.
  • Cleanup – General site cleanliness and trash pickup will be done daily. All equipment and job-related waste will be removed and disposed of by Regal Painting at the end of your project.
  • Completion – Leftover paint will be labeled and remain behind for future touch-up or other use. The crew leader will walk around with you for a final inspection to make sure nothing has been overlooked.
What's your process for interior painting?
  • Masking – All items and areas that are not designated to receive paint will be properly protected from overspray, splatter, and job-related foot traffic by use of masking tape, paper, plastic, drop clothes, etc.
  • Cleaning – All surfaces designated to be painted will have dust, cobwebs and any other surface contaminants safely removed with biodegradable cleaners as needed.
  • Patching – Designated nail holes and settling cracks will be patched, caulked, and textured as needed. If large repairs are necessary or requested, this will be specified in the scope of work above.
  • Priming – All patched and repaired areas will be spot primed before finish coats are applied. Some colors may require full priming to cover over existing paint or achieve consistency of your new color and finish. This will be specified in the scope of work above.
  • Painting – All areas designated for painting will receive 2 full coats of finish paint, allowing proper dry time in between each coat.
  • Cleanup – General cleanliness and trash pickup will be done daily. All equipment and job-related waste will be removed and disposed of by Regal Painting at the end of your project.
  • Completion – Leftover paint will be labeled and remain behind for future touch-up or other use. The crew leader will walk around with you for a final inspection to make sure nothing has been overlooked. After inspection and 100% completion, final payment will be collected by the crew leader.
What's your process for cabinets and trim?
  • Masking – All items and areas that are not designated to receive paint will be properly protected from overspray, splatter, and job-related foot traffic by use of masking tape, paper, plastic, drop clothes, etc. Additional masking may be required to prevent excessive dust from entering other parts of your home. This is included in our proposal.
  • Cleaning – All surfaces designated to be painted will have dust, cobwebs and any other surface contaminants safely removed with biodegradable cleaners as needed.
  • Hardware – We may need to remove items such as knobs, strike plates, hinges, etc. in order to achieve the best possible finish. These items will be labeled and re-installed at the locations they were removed from; however, it is possible minor adjustments will need to be made by an outside professional. This is not included in our proposal.
  • Filling – Noticeable imperfections will be prepared with wood filler and spackle before sanding smooth. Gaps and cracks will be caulked for a uniform appearance. If more minute imperfections are desired to be concealed, there will be an additional charge if not specified in the scope of work above.
  • Priming – All bare, patched, and repaired areas will be spot primed before finish coats are applied. Some surfaces may require full priming to cover over existing finish to achieve proper adhesion or finished appearance. This will be specified in the scope of work above.
  • Painting – All areas designated for painting will receive 2 full coats of enamel finish paint, allowing proper dry time in between each coat.
  • Cleanup – General cleanliness and trash pickup will be done daily. All equipment and job-related waste will be removed and disposed of by Regal Painting at the end of your project.
  • Completion – Leftover paint will be labeled and remain behind for future touch-up or other use. The crew leader will walk around with you for a final inspection to make sure nothing has been overlooked. After inspection and 100% completion, final payment will be collected by the crew leader.

OUR 5 YEAR WARRANTY

Unless otherwise agreed by both parties in writing, the sole warranty of the work shall be as follows: if, within 5 years from the final application for payment, deficiencies in the work occur due to improper workmanship, Regal Painting shall correct the defective portions of the application, which shall be the Client’s sole remedy. This correction is conditional upon the Client’s delivery to Regal Painting by certified mail within 10 days of first discovery of such conditions, and within 5 years from the date of final billing, written notification thereof. This warranty also constitutes the client’s exclusive remedy against Regal Painting, including alleged negligence of Regal Painting and otherwise, and Regal Painting shall not be held liable for any incidental or consequential damages, including liquidated, delay damages, or damages caused by others.

This warranty covers the siding and trim areas of the house painted by Regal Painting. This warranty does not cover fences, decks, handrails, walking surfaces, painted roofs, or any moving parts included in the scope of the painting project. This warranty is not transferable.

Regal Painting warrants that the paint it applies will adhere to the material directly underneath. This warranty does not extend to any issues of de-lamination or bubbling of previous layers of paint or other materials. Regal Painting does not extend its warranty to any paint other than that which it applied. Damage caused by internal moisture issues, inadequate venting, or settling of the house is not covered in this warranty. Regal Painting is not responsible for latent or pre-existing conditions. If Regal Painting incurs expenses resulting from repair or replacement of any part of its work because of damage to that work caused by the failure, repair, or replacement of work by others, that expense shall be added to the Contract sum and the extra work shall be deemed to have been required by the Contract.

This warranty constitutes the sole and exclusive warranty made by Regal Painting and there are no other warranties, including but not limited to the implied warranty of merchantability and warranty of fitness for a particular purpose and all such warranties are expressly disclaimed and excluded by the parties.
